However, its application in public enterprises still faces challenges related to bureaucracy, organizational complexity, and the limitations of the institutional environment. This research aimed to assess the indication of BPM maturity by measuring the Ten Principles of Good BPM in a large Brazilian public company, considering the perceptions of strategic teams and operational leaders involved in real estate management. Methodologically, it is characterized as a case study with a mixed approach and qualitative predominance. Semi-structured interviews were conducted with sixteen participants, eight from the strategic group and eight from the operational group, using the instrument developed by Badakhshan et al. (2023), complemented by open-ended questions. Structured data were analyzed through descriptive statistics, while qualitative data underwent lexical analysis using IRAMUTEQ software, interpreted through the pattern matching technique. The quantitative results indicated, in both groups, an overall indication compatible with the Managed stage, according to Paulk et al. (1993). The qualitative results, however, revealed relevant perceptual asymmetries, especially in the principles of Context Awareness, Continuity, Holism, Joint Understanding, and Purpose. The evidence suggests that BPM institutionalization is more advanced in its structural dimension than in its cognitive and cultural dimensions. As a theoretical contribution, it extends the application of the instrument to the Brazilian public sector; as a practical contribution, it offers input for improving real estate management through training, hierarchical alignment, and the evolution of information systems.
