A concentração de registros imobiliários na região sudoeste de Goiânia e seus fatores e impactos no desenvolvimento regional. Goiânia (GO), 2026. 79 f. Dissertação (Mestrado Profissional em Desenvolvimento Regional) - Centro Universitário Alves Faria, 2026.http://repositorio.unialfa.com.br/handle/123456789/839This study analyzes the concentration of real estate registrations in Goiânia, focusing on the 1st Real Estate District and its relationship with the southwest region, from 2020 to 2024. The research is based on the understanding that real estate registrations, in addition to their function of providing legal security, can constitute a source of information for understanding territorial differences related to real estate formalization and urban dynamics. The methodology is quantitative, with descriptive and comparative analysis of data collected from the Electronic Extrajudicial System (SEE), considering four real estate districts in Goiânia and the categories of Common Registration, PMCMV/First Acquisition, FAR/FDS, Extrajudicial Usucaption, Compulsory Adjudication, and REURB. Information from the Brazilian Institute of Geography and Statistics (IBGE), documents from the Goiânia City Hall, and legal and academic references were used to contextualize the results. During the analyzed period, 324,437 registrations were identified across the four districts, of which 189,992 belong to the 1st District, corresponding to 58.56% of the total. In this district, registrations classified as Common Registration and PMCMV/First Acquisition predominate, together representing approximately 95.77% of the registrations. The other districts presented lower volumes, with differences also in the composition of the registrations. The complementary spatial analysis reveals transformations in the occupation of areas associated with the southwest region between 2002 and 2025, without allowing, in isolation, the establishment of causal relationships between these transformations and the registration volume. It is concluded that the distribution of real estate registrations constitutes a complementary source of information for the territorial reading of Goiânia, and can contribute to diagnoses on real estate formalization and territorial inequalities when articulated with demographic, socioeconomic, cadastral, fiscal, and urban planning data. The study also reinforces the importance of integrating different databases to support urban planning and the formulation of public policies.ptRegistros imobiliáriosJustiça territorial1ª Circunscrição Imobiliária de Goiânia (1RIGO)UrbanizaçãoA concentração de registros imobiliários na região sudoeste de Goiânia e seus fatores e impactos no desenvolvimento regional
